County of Clark v. STT Land, LLC (2007)
When the County of Clark undertook a project that widened Paradise Road in Las Vegas, it changed the road from a two way entry to a one way entry in front of our client’s property. The project required the condemnation of a small area of our clients’ land. The change in traffic flow from the project also affected the utility of a billboard owned by our client. Complicating matters further, prior to the County’s condemnation, a moratorium had been enacted preventing the development of new billboard sites.
Our office was able to establish the value of the land taken as well as the loss of one side of the billboard due to the change in traffic flow. Our client recovered $1,100,000 as just compensation. The County’s original offer for the taking was $76,500.
